Conservatives to introduce mandatory licensing of residential landlords

t has been announced that David Cameron is to bring in mandatory licensing of residential landlords to clamp down on illegal immigrants.

A trial that was conducted in the Midlands is to be rolled out throughout the country, meaning that landlords (and letting agents?) will have to inspect and confirm that all tenants that are looking to stay in their properties are in the UK legally.

Virotti help new Buy to Let Landlords in Swanley

Over the past few months we have delivered our printed Swanley Property Report newsletters to various property landlords, investors, solicitors and accountants as well as householders within the Swanley area.

The Swanley Property Report newsletters explain a little about the current Rental market in Swanley and offer an advice line, for any potential investors, should anyone have any questions.

Discussions have been taking place over the past few weeks with our new investors and a confidential chat between them and our mortgage expert have enabled them to not only obtain a Buy To Let (BTL) mortgage, but pay less on the "household" mortgage and BTL mortgage combined, than they were paying just for their main residence!!   The interest rates are really offering an amazing opportunity at the moment, and offering unequalled opportunities to start on the property ladder without breaking the bank.

The biggest challenge is deciding which type of property to purchase for the rental market. A lot of this is dictated by the available budget obviously, and a property in the right location, will rarely fail to deliver a good rental yield and strong resale value should you decide to sell the property.

We are happy to advise our clients on the available properties that are in their price range with the local agents and even accompany them to viewings to establish any potential concerns and any works that would need to be undertaken to achieve the best rental income.

Virotti also advise the landlords on the items that they need to provide for their tenants such as white goods, and organise all of the obligatory certificates such as the Energy Performance Certificate (EPC) if required and the Gas Safe Certificate for Gas appliances, as well as providing a Carbon Monoxide detector for the property (soon to be law).

Once a property has been found and purchased, Virotti will source suitable professional tenants, ensure that they are fully reference checked and get them moved into the property with no headaches or hassle for the landlord; ensuring that their rental payments are flowing into their accounts as quickly as is possible.

Virotti will regularly keep in contact with each properties tenant and visit the property to ensure that the property is being looked after as it should and to carry out repairs or maintenance on any small issues before they get a chance to become big issues.

A 24 Hour emergency contact number is given to all of our Rental properties, so that whenever a problem arises, it is repaired as soon as practicable, usually at no cost to the landlord* !! The national property market is certainly in recovery and house prices are on the increase, but how affordable is property in the Swanley area?
A simple trick of the trade to help you judge the affordability of a town is to work out the ratio of average property prices to average salaries. The lower the ratio, the more affordable the property is.
Our research has found that Swanley (BR8 postcodes) currently has an average property value of around £251,600 and an average salary of £20,490.
This gives a ratio of 12.28 which is higher than the National average of 9.36.
Bromley, BR7 postcode, has an average property value of £486,800 with an average salary of £34,470 and a Price/Earnings ratio of 14.12.
Meanwhile in Orpington (BR6) the ratio of property values to salary is 13.33 with an average salary of £29,610 and average property price of £394,700.
We also had a look at Bexley (DA8) and found that the average salary there is £18,307, but average property prices are £180,000 giving a ratio of 9.83.
Taking the above information into account, now could be a brilliant time to consider investing in the Swanley property market.

The least expensive streets in Swanley are: Inglewood (43 properties), Hibbs Close (41 properties), Bevan Place (36 properties), Nightingale Way  (36 properties) and Station Road (5 properties).
The most expensive streets in Swanley are: Hotham Close (20 properties), Hogs Orchard (5 properties), Hockenden Lane (30 properties), Squires Field  (12 properties) and Clement Street (34 properties).
The highest turnover streets are: Claremont Road (277 properties with 243 transactions), Oakleigh Close (123 properties with 231 transactions), Swanley Lane (183 properties with 188 transactions), Northview (258 properties with 112 transactions and Glendale (117 properties with 105 transactions).
